Marasi Floating Homes introduces a new form of waterfront living to Dubai’s Business Bay, transforming the canal itself into an inhabited residential setting. Conceived as part of Dubai Properties’ wider Marasi Business Bay development, the project places a collection of contemporary floating villas directly on the water, establishing a close relationship between architecture, the canal and the surrounding city.
The homes are supported on floating pontoons anchored to the canal bed and connected to the promenade through a network of floating walkways. Their positioning responds to the marina environment, maintaining navigation corridors while taking advantage of panoramic views across the canal and towards the Downtown Dubai skyline. Individual units also accommodate marine access through dedicated berthing, allowing arrival from both land and water.
Architecturally, the scheme adopts a contemporary language of strong horizontal forms, extensive glazing, shaded terraces and integrated screening. Internal living spaces are planned alongside generous external decks, strengthening the relationship between interior and water. The residential experience is complemented by supporting waterfront infrastructure and, within the Park 3 development, F&B and Yacht Club facilities. Together, these elements establish a distinctive residential environment in which architecture and marine infrastructure operate as one integrated waterfront proposition.
